Heating and Ventilation
How can TOB help you?
TOB provides complete mechanical maintenance of gas heaters, boilers, pumps, pressurisation units, valves, fans, air handling plant, de-stratification, toilet and kitchen extractor fans. Wherever possible maintenance programmes are as per manufacturers recommendations but can be tailored to specific site requirements or financial constraints (where this doesn't conflict with legal requirements).
Cooling and Chillers
TOB has the knowledge and expertise to maintain all makes of air-conditioning systems from single split a/c units to multi VRV installations and specialises in the maintenance of industrial water chillers serving large capacity data centre environments.
Makes of equipment serviced include but are not limited to Emerson, Airedale, Denco, Daikin, Trane, Carrier, Mitsubishi, Hitachi, Sanyo, Wherever possible maintenance programmes are as per manufacturers recommendations but can be tailored to specific site requirements or financial constraints (where this doesn't conflict with legal requirements).
Building Services
TOB has the knowledge and expertise in house and through our approved specialist contractors to enable us to provide complete building services solutions. Included in our services are
- Water hygiene management to include for Risk Assessments, water testing and treatment and specialist water consultancy services
- Electrical testing and certification to include for panel maintenance, 5 yearly inspections and portable appliance testing.

Maintenance Regimes
How can TOB help you?
TOB has over 20 years experience in all aspects of building maintenance and believes prevention is better than cure. By providing a tailored maintenance agreement to suit your site requirements and budget, we ensure that equipment can operate at optimum efficiency and that breakdowns can be dramatically reduced.
TOB operates three core standard maintenance packages but can also tailor a maintenance agreement to fit in with site specific requirements or financial constraints. The packages are:
- Bronze - This basic maintenance agreement offers one major visit and up to three minor visits. Any call outs or work outside of the maintenance tasks will be chargeable for both parts and labour at agreed contract rates.
- Silver - As per the bronze maintenance agreement, inclusive of labour. All labour for breakdowns and additional works is included within the maintenance agreement subject to recommended works being undertaken to maintain equipment at optimum level of operation. Parts are still chargeable at cost at agreed contract rates.
- Gold - A fully inclusive maintenance agreement where all parts and labour are included within the price but is limited to failures of equipment which is deemed to still be within its useful life expectancy.
- Tailored - This maintenance agreement can be tailored to site-specific requirements where maintained equipment can be staggered to allow for weekly attendance and a mixture of above packages for specific equipment can be chosen. Wherever possible maintenance programmes are as per manufacturers recommendations but can be tailored to specific site requirements or financial constraints (where this doesn't conflict with legal requirements).
